Effective Property Management Solutions to Maximize Profits

We help landlords lease and manage their rental properties efficiently, ensuring peace of mind with expert care and profitable outcomes.

Are you a real estate investor or homeowner looking to keep your property as a rental and need a reliable partner for ongoing property management? Do you lack the time and knowledge to manage your property, or are you not in the same location? Without proper management, you risk losing money, increased liability, and wasted time spent dealing with problems and frustrations for yourself and your tenants. All of these can lead to missed opportunities to maximize your investment’s potential.

I’m Sue Richey, a real estate investor with over 25 years of experience and the owner of a residential property management firm managing over 1,000 properties. My team and I handle all the day-to-day tasks for our clients and keep them updated on their property’s value. We lease properties, screen tenants, manage repairs and maintenance, conduct inspections, resolve tenant concerns, and handle HOA issues. By working with us, you can maximize your investment income and value, and minimize conflict and stress. We save you time and reduce your liability.

As investors ourselves, we take a holistic approach to managing properties. Beyond task management, we help owners maximize profitability and manage their investments. We offer a full-service approach:

  • Buying a property
  • Renovating
  • Leasing
  • Management
  • Selling when the time is right

Our mission is to provide renters and property owners alike, with the most comprehensive service available. Owners can feel good that their tenant has been carefully selected and tenants will feel more secure knowing that their landlord has the reputation for fairness and personalized service. Integrity is one of our core values and we always do what’s right for our clients. Our experience and proven processes allow us to help clients effectively. Working with us is easy, and we move at your desired pace. Leasing costs are equivalent to one month’s rent, and ongoing management is typically 8% of the monthly rent. Call us or fill out the form when you’re ready to get started so our business development manager Calvin can reach out to you and set up an in-home consultation.

Client Testimonials

"Chris K. and his family owned over 200 properties for several generations and managed them independently. During COVID, tenant non-payments increased, complicating their management efforts, prompting them to seek our help. Despite initial reluctance to trust an external company, we convinced them through numerous meetings. We began by thoroughly analyzing their portfolio, identifying issues like inadequate tenant screening and neglected property inspections. Utilizing our expertise and government resources, we collected $500,000 in unpaid rents, turning their portfolio around, reducing vacancies, and improving neighborhood satisfaction."

-

"Jim L. was a client in Rome who was frustrated with his old property management company due to poor communication and maintenance. Jim found us through the Foreign Service Journal, knowing we’ve helped many Foreign Service members manage their DC homes. We listened to his needs and explained our expertise in handling Foreign Service properties. We assured him we could manage everything from leasing to maintenance. By addressing neglected repairs, building a good tenant relationship, and maintaining frequent communication, we turned the property around. When the tenants left, we quickly fixed up the property and leased it within a week."

From the start, I've felt welcomed and valued by everyone at RPM. Calvin was friendly and helpful during the property management onboarding, and now Kim, my property manager, keeps me updated on everything regarding my property. Working with the entire RPM team has been a pleasure, and I feel like I've gained new friends and mentors."
